Overview
Phase 1
OlaBrisa will be built in several phases. The pricing for residences will be set for phase 1, but given the liklihood of a continuing increase in the market for beach property in the overall Todos Santos real estate market, plus the history of increasing value of cohousing projects in the United States and Europe (continuing through the current overall real estate downturn), it is reasonably likely that prices for OlaBrisa units are likely to increase in later phases.
In order to purchase your home at OlaBrisa, you will first need to visit Todos Santos (either in conjunction with one of our meetings or on your own), and also avail yourself of the opportunity to meet in person with several of our members, so you can make sure there is a personal fit with the people who will be your neighbors.
Once you have done this, you then may proceed to make your purchase.
This is done in the following steps.
- Invest in the OlaBrisa promissory note ($20,000).
- Select which unit in phase 1 or later phases you wish to purchase. The order in which members invest in the promissory notes determines the order in which members will be able to select their unit. When all the units in phase 1 are sold out, the order in which members will select units in phase 2 will continue to be determined by the order in which they commit with the promissory note.
- Execute a purchase contract for your new home.
- Make the progress payments for your home in a timely manner. Under the terms of the purchase contract, you will be responsible for making 4 progress payments on your unit:
- An Initial purchase payment
- An interim progress payment of 30% of unit cost
- An interim progress payment of 30% of unit cost
- A final payment of 15% of unit cost
(Please note that in order to protect everyone’s interest in the project, the progress payments must be made on schedule; if you fail to make any payment, your previous payments will be forfeited.)
- When your new residence is completed, complete the closing process.
Membership
As a member of OlaBrisa, you will be a member of the OlaBrisa Homeowners Association, which is the homeowners association.
You will also be a founding member of the OlaBrisa Commons Club Association, which operates the common facilities.
Utilities
As with any other property, you should expect to pay utility fees for standard utility services such as electricity, water, propane, telephone, internet access, etc.
Insurance
Consistent with standard practice, the OlaBrisa Homeowners Association will carry insurance on the buildings, common facilities, etc.
Just as in the US, owners will be responsible for everything from the inside walls including all personal property. |
