Despite the fact that each individual residence has some unique combination of views, patios, proximity to common facilities and/or the beach, OlaBrisa does not charge extra “site premiums” or “view premiums” for any of its units.

While final pricing will be set once final construction details are completed, we currently expect that the units in phase 1 of OlaBrisa (units 1-12) will cost in the range of $350,000 for the A & C  2 bedroom units and $385,000 for the B  3 bedroom unit.

Discounts

These prices reflect the fact that OlaBrisa members can obtain a total of $25,000 in discounts off the price of their unit.  These discounts are as follows:

1. $10,000 discount for meeting the OlaBrisa member training requirements prior to closing on their unit;
2. $15,000 discount for making their unit available in the unit rental program.

OlaBrisa member training program

The OlaBrisa member training program builds on the experience gained from over 100 cohousing projects successfully developed in North America and Europe over the past thirty years.  A key lesson from this process is that the overall experience of both individual members of these communities – as well as the community as a whole – is significantly enhanced through the members having an opportunity to meet each other prior to moving in, and by their learning a simple set of common concepts and skills before they move in.

The OB member training is designed to thus enable members of OlaBrisa to learn these concepts and skills, while also getting to know each other before construction is completed.

Given our location in Baja, Mexico, the OB member training also includes information and education on how to get the most out of living in Mexico while minimizing surprises, as well as information to stimulate an appreciation of the unique ecology of Baja California and the Sea of Cortez.

The OB training will take place during several weekend sessions which will be held both in Colorado and California, as well as in Mexico. 

Again, a key goal is that the training sessions serve as an easy and fun way for the members of OlaBrisa to get to know each other, and to start having fun together before the residences are completed and we get to move in.

OlaBrisa rental program

The rental program has two principal goals:

1. To enhance the overall experience of OlaBrisa by enabling an ongoing series of workshops, board retreats, seminars, training sessions, etc. to occur at OlaBrisa.  (Having a sufficient number of rooms available for participants helps make these workshops feasible.)
   
2. To provide owners with sufficient revenue from the rental of their guest rooms so that ownership at OlaBrisa not only does not entail any out-of-pocket costs, but actually generates surplus income.

Members that make their condos available for rental will agree to do so for a minimum number of days each calendar year, and will receive 50% of the net revenue generated from the rental of their unit – whether of the 2nd bedroom or the entire residence.

Members may remove their unit from the rental program at any time by repaying the $15,000 discount they received.  Such repayment will be made to the OlaBrisa community association and will be used for community purposes.
